INTRODUCTION

The story of the Ridge Haven residential community is part of the story of God’s grace and His unique provision of Ridge Haven itself. The beauty of the spacious, hardwood-covered lots, each with its own unique contours and views, is surpassed only by the special people the Lord is building into a one-of-a-kind community. The uncluttered, quiet, and four-seasons beauty of the Ridge Haven subdivisions is accompanied by Ridge Haven amenities, services, and spiritual blessings surpassing many exclusive clubs and residential developments. Most of all, lots in the Ridge Haven community provide some of the most affordable land to be found anywhere in the mountains of the southern United States. When the tax assessor came to view the lots, he said he did not know there were lots this pretty in Transylvania County. Despite the compliment, taxes remain very low and we, of course, believe the lots are some of the most desirable land in the mountains. 
 

We also believe the desirability is enhanced by the Ridge Haven ministry, the community, and our proximity to other developing and beautiful areas including historic Toxaway, Sapphire Valley, Highlands, Cashiers, Brevard, and Hendersonville, North Carolina. Our location is convenient to local shopping, medical, and fire services,  I-26, the Asheville Airport, and the expanding metropolitan areas of Asheville, NC, and Greenville, SC.


For many years the Ridge Haven residential community and subdivisions have remained a secret. As the number of Ridge Haven residents, guests, and participants has increased, however, so also has the information about the Ridge Haven residential community and the availability of lots. The secret is quickly getting out! We invite you to join with the others who are considering a home in the mountains of the Ridge Haven community.

GUIDING PRINCIPLES

As established by the Ridge Haven bylaws, Ridge Haven lots are made available by lot-lease accompanied and controlled by the Declaration of Restrictive and Protective Covenants and the Declaration of Restrictive and Protective Covenants Supplemental Declarations. Leases are for 99 years and automatically renewable for a second 99 years. All lots are mortgagable and transferable as outlined by the Covenants. Other matters pertaining to the residential community are guided by the Ridge Haven Board of Directors and through the Homeowners’ Advisory Counsel.

COMMUNITY MAKE UP

The Ridge Haven residential community consists of four subdivisions: Dogwood Ridge made up of 19 lots covering approximately 16 acres; Panther Ridge made up of 60 lots covering 110 acres; Laurel Ridge made up of 46 lots covering 62 acres, and Pine Ridge made up of 7 lots covering 11.5 acres. Presently 36 homes have been constructed. At present 29 lots remain unsold with 19 available by resale.

SERVICES AND AMENITIES

Ridge Haven makes available a certified community water system. Electrical utilities are also available. Sewage disposal is by individual residential septic systems. All roads are provided and maintained by Ridge Haven. A five-year paving plan is also in the process of being implemented. Ridge Haven lot lease owner amenities include free use of the pools, tennis courts, fishing pond, recreation shelter, trails, etc. at the adjacent Conference Center. Other facilities are available at a discount.

COMMUNITY ACTIVITIES
 
Residents have the privilege and opportunity to participate in many of the Center’s activities as well as Community-sponsored activities. Center activities include the operation of the Bookstore and Campstore, provision of several camper services, and assisting in food service, maintenance, and housekeeping. Community activities include resident suppers, seasonal and holiday gatherings, occasional Bible studies, and more. The residential community also supports its own newsletter, the Ridge Runner.

VIEWING, APPOINTMENTS, FINANCING, AND QUESTIONS

The best time for viewing lots is in the late fall to early spring, December to April, when leaves are off the trees. Lots may be inspected, however, at any time. Appointments and Ridge Haven guides are not necessary but are recommended for the best viewing of lots. Ridge Haven employees are informed, equipped, and experienced for providing answers to most questions.

Appointments may be made and questions answered during normal business hours by contacting the Ridge Haven office at 828-862-3916 or e-mailing us. You may also reach us by fax at 828-884-6988.

The terms of purchase are as follows: a 5% discount is available for full payment at the time of purchase ordinarily secured with a $500 binder at the beginning and payment of the balance due at the time of closing. If payment terms are desired, a $500 binder is necessary with 1/5 of the remaining amount due at closing. The other 4/5’s may be made in equal annual payments with 10% interest on the outstanding balance.
